Lease abstraction software

Lease abstraction software turns a long lease into a short, structured summary of its key terms. ContractsAnalyzer reads a commercial lease you upload, extracts parties, term, renewal type, notice deadlines, payment terms and governing law, flags risky clauses, and gives you the dates to calendar.

What a lease abstract is for

A lease can run to eighty pages, but the people who manage it need perhaps twenty facts. Who the tenant and landlord are, when the term starts and ends, how rent is paid and escalated, when a renewal option must be exercised, and what happens on default. An abstract puts those facts in one place so nobody rereads the lease to find them.

Fields the analyzer fills in

After you upload a lease PDF or DOCX, the key term extraction populates the summary card and repository record.

  • Parties and contract type
  • Effective date and term
  • Renewal type and the notice deadline to act on it
  • Contract value, payment terms and late fees
  • Governing law and venue

Clauses worth a second look in a lease

Commercial leases hide cost in the details. The analyzer checks price increase language for escalation mechanics, auto-renewal and termination wording against the notice period, assignment restrictions that block a sublease or sale of the business, indemnification, limitation of liability, and exclusivity.

A sample commercial lease is built into the demo so you can see the output before using your own document.

Dates that cost money when missed

A renewal option that lapses or a termination right that expires is rarely recoverable. ContractsAnalyzer extracts the notice deadline and renewal date, shows them on a key dates strip, and sends email alerts 90, 60, 30 and 7 days ahead. On Team and Business, the obligation calendar and weekly digest keep a whole portfolio visible.

Review as the tenant or the landlord

A tenant wants a clear exit and capped escalations. A landlord wants the opposite. Choose customer, vendor or neutral perspective and the explanations and suggested redlines follow your side. Redlines export to DOCX with tracked-change style markup on Team and Business.

Where it fits and where it does not

ContractsAnalyzer suits operators, small property portfolios and finance teams who hold a handful to a few hundred leases and want them abstracted the same afternoon. It highlights what to check and is not legal advice, so a real estate lawyer should still negotiate material terms.

A worked example

A restaurant group holds six leases, each with a five year term, one five year renewal option and a requirement to give nine months written notice to exercise it. Two of the leases also carry a personal guarantee and a clause that prohibits assignment without landlord consent. Reading all six takes a long day. Uploading them gives a table of term, renewal option, notice deadline and flagged clauses, with the earliest deadline surfaced first. The group sees that one option window opens in four months, drafts the notice, and negotiates the guarantee at the same time. The abstract does not replace the lease, it points you to the pages that matter.

Questions and answers

Can it abstract several leases at once?

Yes. Team and Business plans support bulk upload and folder import, and each lease is added to the searchable repository with its extracted terms.

Does it capture rent escalation?

It flags price increase and payment language and extracts payment terms and contract value. Escalation wording is shown as an excerpt with a note on why it matters, so you can confirm the exact formula.

Can I keep leases for separate entities apart?

Business includes multiple workspaces, which you can use for business units, properties or clients.

Can I export the abstract?

Yes. Summaries and key terms export to CSV on every plan.
